Stay Basics

  • Address: 194/2, Dewagoda Road, Madampe, Ambalangoda, Sri Lanka
  • Beach access: Not beachfront. Easy walk, about 200 m to a wide, less crowded beach.
  • Privacy: Grounds are fully privacy protected. Please respect neighbors with quiet hours (see below).

Check-in & Check-out

  • Check-in: from 2:00 pm
  • Check-out: by 11:00 am
  • Early check-in / Late check-out: on request, subject to availability and a small fee if housekeeping requires extra time
  • ID: a valid ID or passport is required for the lead guest at check-in

Children & Extra Beds

  • Children are welcome.
  • Baby cot / extra bed: available on request; charges may apply.
  • Please supervise children at all times, especially near the pool and open-air bath areas.

Pool & Safety

  • No lifeguard on duty. Swim at your own risk.
  • Children must be supervised by an adult at all times.
  • No glassware in or near the pool. Use provided reusable cups.
  • Pool hours: 7:00 am to 9:00 pm to keep noise low in the evening.

Smoking, Pets & Events

  • Smoking: outdoors only; rooms are smoke-free.
  • Pets: not allowed unless agreed in advance.
  • Small gatherings / photoshoots: possible only with prior approval. Extra fees and house rules may apply.

Kitchen & Dining Use

  • Fully equipped kitchen is available for guest use.
  • Keep cooking areas clean and switch off appliances after use.
  • Please avoid strong-smelling foods indoors if possible; use the veranda dining area.
  • Do not leave food uncovered; it can attract insects in a tropical climate.

Housekeeping & Linen

  • Light tidy-up on request.
  • Towels: replaced every 2 nights or on request if needed sooner.
  • Bed linens: replaced every 3–4 nights for multi-night stays.
  • Please do not use room towels at the beach; ask for beach towels if required.

Quiet Hours & Visitors

  • Quiet hours: 10:00 pm to 7:00 am.
  • Visitors: registered guests only after 10:00 pm. Day visitors must be pre-approved.

Energy & Water Care

  • Please switch off AC, lights and fans when leaving rooms.
  • Keep doors and windows closed while AC is on for efficiency.
  • Water is precious; open-air baths and showers are for gentle, mindful use.

Damage & Lost Items

  • Guests are responsible for any damage beyond normal wear.
  • Please report any issues immediately so we can fix them fast.
  • The villa is not responsible for loss of valuables; a wardrobe or safe space is provided in each room.

Payment & Confirmation

  • Rate: Entire Villa (3 Rooms + Breakfast) from Rs 50,000 per night.
  • Deposit: a deposit is required to confirm reservations.
  • Balance: due before arrival or at check-in, as agreed in your confirmation.
  • Payment methods: bank transfer or secure link on request. Share your preference when booking.
  • Taxes/fees: if any taxes or card fees apply, they will be stated clearly on your invoice before payment.

Cancellation & Date Changes

  • Free cancellation up to 14 days before arrival.
  • Within 14 days, the deposit is non-refundable.
  • Date changes are possible subject to availability and any rate differences.
  • No-show / early departure: charged in line with your confirmed booking.
  • If you prefer different terms, share your policy and I’ll update this section.

Liability

  • Use of facilities, including pool and open-air baths, is at guests’ own risk.
  • The villa is not liable for personal injury, loss or damage except where required by law.
